The City of Chicago enacted the Life Safety and High Rise Ordinance to better protect the lives of building occupants in the event of a fire, by requiring additional safety measures in both residential and commercial high-rise buildings. Because of the wide variety of ways buildings have been built, renovated, and used during the past 100 years, each building that (1) was built prior to 1975, (2) are more than 80 feet in height, (3) are without sprinklers throughout, and (4) are occupied for non-transient uses, has been evaluated for its ability to protect its tenants in the event of a fire. Each building has received a list detailing the items that must be specifically addressed prior to January 1, 2012. Additional information, including a thorough explanation of the Evaluation process, average costs, etc can be found by scrolling to the bottom of the page.lover construction, Chicago contractors, renovation, new homes, kitchen, bathroom,

  1. Ensure that the building is up to Life Safety and High Rise Ordinance Code by installing Fire Rated Door Systems in all common areas and unit entrances;
  2. Maintain or upgrade current Fire Alarm, Security and Building Communication Systems;
  3. Practice high-rise safety and prevention behaviors. Specifically, posting evacuation plans in high traffic areas and encouraging tenants to make, and practice, their escape plan can help ensure the safety of your tenants. Fire Rated Door Systems: The installation of fire-rated doors is one tool in the arsenal to retard fires. The principal means of passive fire protection in any structure is by completely enclosing areas with fire barriers. Fire barriers include fire doors, walls, ceilings, and floors. Fire barriers play an integral role in managing a fire by interrupting the spread of smoke, other toxic gases, and the fire itself from one fire zone into another. Technological advances have enabled Fire Doors to take on a more refined look, befitting upscale residential and commercial projects. In addition to the traditional steel door, new compression technology has produced fire-rated wood doors that pass nationally recognized test such as the NFPA 252, UL and ASTM e2074. Additional Information: Schrimer Engineering is a national leader in the field of Fire Safety research and prevention, and were called in by the City of Chicago following the 2003 multiple-fatality fire in the Cook County Administration Building. They were instrumental in devising the Evaluation Plan now in place, and several of the engineers have written easy to understand articles explaining the process. We will continue to post new articles as they become available:
